Applying
for Your Mortgage
The process of buying a holiday home in Florida
is not the same as purchasing a home in Britain
and other countries. Therefore, you should not
be surprised that the process of funding it with
an America mortgage is a bit different too.

process as simply as possibly, every step of the
way.

Steps:
If
you have not found the property you want to
purchase, you would want to apply for a decision
in principle. We will assist you in completing
the mortgage application packet.
What happens next:

The lender issues an Agreement in Principle
to you.

Regulatory disclosures will be sent to you,
such as the Truth-in-Lending Disclosure
statement, which allows you to see the terms
of the loan in a standard format, along with
a Good Faith Estimate of settlement costs.

A valuation report (better known in the US
as an Appraisal) and Flood Certification are
required on your proposed Florida Home. We
handle all of this for you.

Title Company insures a title insurance
policy to buyer and lender. They also
guarantee clear title.

Your final completion documentation will be
sent to you via overnight mail, you will
schedule time with your solicitor or notary
for signature verification and return the
completed docs to the title company.

Documentation including a Department of
Housing and Urban Development Settlement
statement (HUD-1) and the Mortgage and
Promissory Note together with remaining
documents are sent to you via overnight mail
or you can be present.

Upon your return of the completion package
to the title company, your home now belongs
to you. Congratulations!
